You have to move, inherited a house, have a rental property, or just want some cash back, and it's time to sell your house. What are some platforms or ways to sell your house in Pittsburgh?

To determine the best place to list your house let's first see what condition the home is in. Does the house need repairs, is it livable, is it tenanted, is it totally remodeled? These all will determine how you should list your home and what strategy to use!

1. MLS- The multi list is the exclusive listing service for licensed realtors and brokers. This generally is not an option if you are selling your house on your own. This platform gives access and updates to all the realtors who may have clients for your property. There is a need to have an agent list your home to get access to the MLS, but the good news is there are flat fee brokerages who can get you access. You can actually pay a one time fee to have your property and all the pictures listed on this platform so all the other realtors can see and bring clients through!

2. Craigslist- Just like furniture, TVs, and jobs, you can list a property for sale. Craigslist has become a great resource for sellers and buyers to connect and transact goods and services without any fees. You can list the address, 24 pictures of your home, and all the information a buyer would be interested in to view your house. There are no fees to post this listing and it can be targeted by zip code as well.

3. Zillow/Trulia- Zillow is the leader in marketing real estate for sale or for rent on the internet. They also are the owners of Truila another well known real estate website. These are great places to list your property as it provides the consumer with not only the pictures and location, but with financing advice, estimated value of the area, taxes, etc. Most consumers are drawn to one of these platforms for buying or selling real estate.

4. Mailers- Studies show that people buy their next house or their first house within around a 10 mile radius of where they currently live. You can send a mailer with the property details and asking price to households around your neighborhood or a few mile radius of the property address. This is much more costly and time consuming, but can be a great way to locate buyers who aren't working with an agent yet.

5. Social Media- Social media is now the largest form of communication. Billions of consumers use Facebook every single day. There are targeting options with ad campaigns to define the audience you want to show the house to. You can determine who your ideal buyer or target market would be and create a campaign for your property. This is a fantastic way to make the best use of your marketing dollars to sell your property, and avoid realtor commissions.

6. Investors- You can locate buyers for your property here in Pittsburgh that will provide all cash, no contingencies, and no commissions. You can receive cash for your home without listing your property, and closings tend to be much faster than the average buyer waiting on a mortgage and inspections.

Regardless of why you are selling your home, it is best to determine the work that may need to be done, how much it may cost to market or list the home, and how long you have until you need to sell your house. Any of the above options can be successful in your home selling adventure, but not every option is best for everyone.
