Are you ready for an upgrade at your house? Or are you trying to sell you house in Pittsburgh for top dollar? Well that means you will be needing some renovations and maintenance to bring that house into top condition. There's unlimited renovation ideas, and there's not enough space to type all these out, but there are a few game changers that can drastically cut your renovation costs and keep the house looking great.

Here are a few ideas you can utilize when it comes to fixing up your house to sell at a discount.

1. Painting Cabinets and woodwork

People see a slightly faded set of cabinets and think the whole kitchen needs gutted and redone.....wrong! You can easily bring cabinets back to life with a few easy tricks. Simply sand down the existing cabinets, prime, and paint with a more modern tone that buyers are looking for. Then ditch the old hardware and purchase some more modern pieces to reattach to the freshly painted cabinets. This will literally cost hundreds of dollars compared to several thousand for new cabinets and look just as good!

2. Drylock and Paint the basement

In Pittsburgh its oh too common to see the musky, moldy, gross concrete basements. You don't have to dump 10 grand into finishing with carpets and the whole nine yards. You can instead patch over any gaps or slight cracks, dry lock the basement to ensure moisture isn't getting in and it has a nice bright color. Lastly is painting the walls or floor with a light grey to make the basement pop and brighten up the space. This will run under a thousand dollars in material and just takes time to paint and seal the area.

3. Lighting

You don't have to go all out with under cabinet lighting, canned lighting, and other costly upgrades. Many people will be just fine with the bronze cap fixtures or a very nice ceiling fan. It is important not to skimp on the ceiling fans. You want to spend money on quality products that move in the house! This should run around $250-300 each or around $25-30 each for the simple light fixtures. These leave a great impression on buyers and are much better than those old dingy fixtures you see so often in houses in Pittsburgh.

All of these projects should add up to maybe a couple thousand when it's all said and done. They can make a serious impact on the perspective of a buyer in Pittsburgh. It's not necessarily about how much you spend on your renovation, but how creative you can get and how efficient you can be with your budget.
