If you aren't experienced in the world of real estate, then selling a home can seem daunting. How much is the home worth? When should you try to sell? What about inspections? Where do you list it? There's many questions that can come up before even searching for a buyer.
Here is a simple step process when selling a home...

1. Research- Determine how much you feel the home is worth or how much you need to at least cover the mortgage.
2. Repairs- Go through your home to see if there are any issues that require repair. Some inspections may require these get completed prior to closing.
3. Listing- Decide if you want to list the home with a realtor on the MLS or try to sell off market on your own. There is a commission involved with using a realtor. Generally it is around 6% of the sale price.
4. Timing- Is the market hot or not? Is it the summer when everyone is battling to find a home, or the middle of the winter when most people are covered up near a fire? The time of year can have a big influence on how easily your property will sell.
5. Dye test- Most areas of Pittsburgh require a dye test in order to close on a property. This can be completed with a plumber and the settlement company will handle the rest once completed.
6. Financing- Each offer will be slightly different and financing is a huge part. Is the buyer cash, conventional, FHA? These all determine the degree of inspection, time of closing, and net payout to you as the seller.
